Problem Guide
Florida's climate creates the perfect environment for organic growth and staining. Here's what we treat, how to identify it, and why it matters.
Found on: Roof shingles, especially north-facing slopes
Appearance
Black or dark brown streaks on roof shingles, typically starting at the bottom edge and working upward.
Cause
Airborne algae that feeds on limestone filler in asphalt shingles. Thrives in Florida's warm, humid climate.
Potential Damage
Eats away shingle granules, shortening roof life. Absorbs heat, increasing cooling costs. Spreads rapidly if untreated.
Treatment
Low-pressure soft wash with specialized algaecide. Safe for all roof types.
Roof Soft WashingFound on: Roof, especially shaded or north-facing areas; also on siding, fences, and pavers
Appearance
Green, fuzzy, raised patches that grow in clumps on roof surfaces and shaded walls.
Cause
Spores that grow in damp, shaded areas. Florida's humidity and frequent rain create ideal conditions.
Potential Damage
Roots physically lift and damage shingles. Creates channels for water penetration. Can cause leaks during heavy rains.
Treatment
Soft wash treatment to kill moss at the root, followed by gentle removal. Preventive treatment recommended.
Roof Soft WashingFound on: Siding, stucco, fences, decks, patios, pool cages, outdoor furniture
Appearance
Green, gray, or black powdery staining on exterior walls, fences, and surfaces.
Cause
Fungal growth that thrives in warm, humid environments. Spores spread through air and rain.
Potential Damage
Penetrates paint and causes premature peeling. Can cause health issues for sensitive individuals. Permanent staining if left too long.
Treatment
Soft wash with mold-killing solution. Safe for all exterior surfaces including delicate stucco and vinyl.
House WashingFound on: Driveways, walkways, pavers, siding near metal fixtures
Appearance
Orange, reddish-brown stains on concrete, pavers, and siding.
Cause
Iron oxide from metal sources — irrigation well water, fertilizers, metal roof flashing, or exposed rebar.
Potential Damage
Primarily cosmetic, but can etch into concrete and paver sealant if left untreated. Indicates a moisture source that should be addressed.
Treatment
Specialty rust remover application. Surface must be cleaned first, then treated. Source identification recommended.
Driveway & Concrete CleaningFound on: Driveways, garage approaches, parking areas, trash pad areas
Appearance
Dark, penetrating stains on concrete driveways and paver surfaces.
Cause
Vehicle leaks, landscaping equipment, outdoor cooking, or trash containers.
Potential Damage
Degrades concrete sealant and attracts dirt. Penetrates porous surfaces over time, becoming permanent if not treated promptly.
Treatment
Degreaser application followed by pressure washing. Hot water treatment available for stubborn stains.
Driveway CleaningFound on: All exterior surfaces — siding, roofs, driveways, fences, pool decks
Appearance
General darkening, discoloration, or buildup on exterior surfaces.
Cause
Accumulation of dust, pollen, leaf tannins, bird droppings, and environmental debris over time.
Potential Damage
Cosmetic concern primarily, but organic matter feeds algae and mold growth. Can stain surfaces permanently if left too long.
Treatment
Professional pressure washing or soft washing depending on surface type. Regular cleaning prevents buildup.
